Hiring Rate/Wage:

This is a union position, the hire rate is $17.63 per hour.

Job Function:

Perform janitorial duties in preparation of vacant units for rental. Provide moving and hauling services as directed. Assist with lawn care and snow removal as needed. Clean and maintain equipment, common areas of the apartment buildings, workshop, storage areas and offices.

Essential Functions:

Complete janitorial duties according to work assignment schedule, clean such items as; windows, walls, ceilings, floors, ledges, appliances, toilet, sinks, tub/shower and light fixtures. Remove trash and prepare unit for painting.
Clean and maintain common areas, workshop, storage areas and offices, clean such areas as; social rooms, hallways, laundry rooms, lobbies, stairways, bathrooms and elevator. Maintenance of floors will include using a floor buffer, mop, and a vacuum cleaner for all carpeted areas.
Report potential maintenance problems to the Maintenance Manager.
Change gobbler bags as needed and dispose of properly.
Check service request box, screen requests, and immediately alert Maintenance Manager of all service requests.
Organize workshop, boiler room, and storage areas, keeping them clean and free of clutter.
Sweep and remove trash from curbs, parking lots and play areas.
Rake, cut and trim lawns and shrubbery. Fertilize and apply chemicals.
Remove ice & snow from walkways and drives and apply sand and/or chemical removers.
Operate lawn tractors, mowers, trimmers, snowblowers, dumpster steamers, floor buffer, etc.
Daily contact with residents and visitors. Frequent contact with all other field operations personnel.

Additional Responsibilities:

May provide transportation for residents.
May assist with special projects as requested by supervisor.
May work weekend and evening hours as required.
May deliver windows or assist with removing items from vacant units as requested by supervisor.
Other duties as assigned.
Must be able to communicate effectively, and be tactful in responding to
residents who may be frustrated and demanding.
Ability to understand oral and written work assignments. Ability to complete assignments with minimal supervision.
High school graduate (or equivalent).
Must be flexible to work early morning, late evening or weekend hours if necessary, due to weather conditions.
Must possess and maintain a valid motor vehicle license and a good driving record. Must be insurable under the OHA auto insurance plan.
Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, HUD, local, state, federal officials; ability to communicate with people from a broad range of socio-economic backgrounds.

Working Conditions:

Occasional exposure to weather conditions, (heat, cold, rain, snow) when working on the OHA property grounds. Depending on the assigned division, incumbents may encounter angry, obnoxious, and rude individuals.


Requires ability to withstand regular physical activity including bending, twisting, climbing, standing and pushing, and pulling for extended periods of time. However, the position allows the incumbent to organize work tasks and flexibility in rotating tasks requiring physical demands. The employee routinely works from an upright standing position. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds, and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
The noise level in the work environment is usually moderate.

Equipment Operation:

(Any one position may not use all of the tools and equipment listed nor do the listed examples comprise all of the tools and equipment that may be used in positions allocated to this classification) Ability to accomplish the described duties through use of appropriate equipment and hand tools and specialized equipment including, but not limited to: mower, riding mower, walk by behinds, weed eater, hedge clippers, chain saw, edger, weed control sprayers, snow blowers, plow truck, Bobcat, tractor, ladders, and/or scaffolding.
