Position Summary: Under the supervision and direction of a Supervisor, Building Operations, an individual in this position operates and maintains buildings, grounds, and equipment at various District locations as assigned.
Education
•Required – High School Diploma or General Education Diploma (GED)
Minimum Requirements
•Required – Minimum of 3 years of work experience operating maintaining facility electrical lighting, HVAC, and plumbing systems or successful progression through the Building Engineer Trainee role not to exceed thirty-six (36) months.
•Required – Experience performing job-related functions in accordance with established safety policies and procedures to include operating machines, equipment, and driving company vehicles.
•Required – Experience maintaining heating and air conditioning equipment, and pneumatic temperature controls.
Licenses, Certifications and/or Testing
•Required – Stationary Engineer’s License Grade III (3) through the City of Omaha Upon Hire
•Required – Have and maintain a valid driver’s license Upon Hire
•Required – Certified to wear an Air Purifying Respirator and a Self-Contained Breathing Apparatus (SCBA) in order to comply with confined entry procedures and/or chemical exposure. Certification requires completing a Medical Questionnaire, passing a Pulmonary Function Test, Fit Test and compliance with the guidelines of the District’s Respiratory Protection Program within 60 Days
•Required – Pre-employment Background Check and Drug Screen. Upon Hire
Knowledge, Skills and Abilities
•Knowledge with the maintenance of heating and air conditioning equipment, and pneumatic temperature controls.
•Ability to operate building automation systems that control facility electrical lighting, mechanical, and plumbing operations.
•Ability to operate and maintain multiple types of facility electrical, mechanical, and plumbing equipment at various locations operated and maintained by Facilities Management.
•Familiarity with personal computers, tablets, other electronic devices, and software including, but not limited to, enterprise wide software (i.e., SAP) and Microsoft Office Suite (Excel, Outlook, PowerPoint and Word).
•Ability to learn new or upgraded software such as building automation and work task management systems.
•Knowledge and experience with various types of water pipes and fittings used in commercial buildings.
•Ability to perform minor electrical maintenance such as changing ballasts, replacing ends of fixtures, replacing switches and outlets, removal and installation of electric fixtures in accordance with standard operating procedures.
•Ability to perform general facility repair of walls, moldings, carpets and flooring utilizing appropriate type of adhesive.
•Ability to perform painting of walls, doors, parking stalls, pedestrian crossings, curbs, and other items as required.
•Knowledge and experience with pedestrian door maintenance and repair to include door closers, hinge adjustments, and lock adjustment/replacement.
•Ability to work with chemicals used routinely for boiler water treatment, insecticides, herbicides, and fertilizers used in the maintenance of buildings and grounds.
•Ability to troubleshoot problems with equipment and make repairs.
•Ability to train individuals assigned to assist with equipment overhauls, maintenance, and repairs.
•Maintain a good record of safety when performing the tasks required of this position, including driving District vehicles and equipment.
•Ability to report to and perform work at any District facilities as required.
•Ability to work alternating shifts and be available for standby or call-out as required for snow removal, severe weather damage cleanup, and other emergency situations affecting facility operations.
•Efficient written and verbal communication skills, in English, to assist internal and external customers, co-workers and management professionally, regardless of provocation.
Essential Functions
•Operate building automation systems that control facility electrical lighting, mechanical, and plumbing operations.
•Operate and maintain multiple types of facility electrical, mechanical, and plumbing equipment at various locations operated and maintained by Facilities Management.
•Operate and perform routine maintenance of building heating and cooling systems, including, but not limited to: boilers; unit heaters; various types of air conditioning systems; air handlers; temperature controls; and other related equipment.
•Maintain and repair piping systems to include steam, air, natural gas, water and drain lines.
•Repair or replace plumbing fixtures such as sinks, faucets, stools, and other plumbing items.
•Perform minor electrical maintenance such as changing ballasts, replacing ends of fixtures, replacing switches and outlets, removing and installing electric fixtures in accordance with standard operating procedures.
•Maintain and calibrate control systems, air compressors, and dryers.
•Operate and maintain HVAC system temperature controls, including thermostats and mixing box controls.
•Operate and maintain various types of heating and air conditioning equipment including: fans; motors; filters; air control dampers; cooling towers; air cooled condensing units; direct expansion air conditioning; and water chillers.
•Operate and maintain low-pressure boilers, steam fired unit heaters, steam traps, condensate return pumps, hot and chilled water circulating pumps.
•Work with chemicals used routinely for boiler water treatments, insecticides, herbicides, and fertilizers used in the maintenance of buildings and grounds.
•Perform minor repair of drywall and wall coverings, carpet, and tile.
•Perform overhead door maintenance and repair including adjustment and replacement of overhead door springs, door operating and protection systems, and door section repair or replacement.
•Perform pedestrian door maintenance and repair including, but not limited to, the door closers, hinge adjustment, and lock adjustment and replacement.
•Operate District cars, light duty vehicles, pickup mounted snowplows, small tractor loaders, snow blowers, riding mowers, skid loaders, paving sweepers, floor scrubbers, paint sprayers, and other equipment as required and trained.
•Shovel snow, trim grass, perform occasional cleaning, and perform routine landscaping tasks including planting, mulching, weed spraying and removal, and other tasks as required.
•Perform building and garage cleaning in all areas of facility, including but not limited to: appliances; windows and glass; dusting; polishing furniture; vacuuming; sweeping; washing and waxing floors and stairs; cleaning bathroom/locker room walls, floors, and fixtures; washing light fixtures; replacing light bulbs; emptying trash containers; picking up litter on the ground; and cleaning walkways around buildings.
•Maintain coffee and supplies, ensure lunchrooms meet District sanitary and safety guidelines.
•Maintain supplies in restrooms and locker rooms, and ensure these areas meet District sanitary and safety guidelines.
•Prepare conference rooms for meetings, move equipment and furniture as needed, and perform/assist with setup and takedown for employee events.
•Move file cabinets, desks, tables, office furniture and furnishings, and other items as required.
•Maintain parking garages, shops, roadways, and parking lot areas, including, but not limited to: cleaning floors, roadways, and parking lots; clearing floor drains, sewer inlets, and catch basins.
•Perform patching repairs for asphalt and concrete roadways and walkways.
•Perform minor welding, appliance, and equipment repairs.
•Maintain and repairs tools and shop equipment.
•Perform or assist with the installation of new machines and equipment.
•Communicate and assist with customers/co-workers professionally, regardless of provocation.
•Report to and perform work at any District facilities as required.

•Perform job duties of a Building and Grounds Maintenance Worker as required.
•Ability to act as the designated Supervisor – Building Operations when assigned in the absence of the Supervisor – Building Operations.
•Ability to train Building Engineer Trainees and other individuals assigned to assist with equipment overhauls, maintenance, and repairs.
