Position Summary
The Joslyn campus is comprised of three diverse buildings built separately but joined together physically and intertwined in purpose. Surrounding the buildings are gardens full of native plantings accented by sculptures and water features. The complexities created in managing a facility opened in 1931 and a bespoke building finished in 2024 are immense and require organization, attention to detail, and creativity. With the carefully managed resources of a nonprofit Museum, the Facility Manager is challenged with making sound business decisions regarding maintenance and improvements and using innovative
solutions to stretch those dollars. Regular maintenance and proactive attention to issues will be a hallmark of a successful manager in this role. The Facility Manager oversees the Facility Engineer and Building & Grounds team – including a daytime and evening facilities maintenance crew.

Major Duties
The following responsibilities are listed without specific order, and each is equally important to the success of The Museum. All responsibilities are crucial to our daily operations.

• Manage and hire vendors for routine, contract, and one-time projects, ensuring top performance standards
• Supervise maintenance and construction activities onsite, ensuring the quality and safety of work performed
• Promote safety for workers and building occupants, through training and hazard identification/mitigation
• Foster a professional and positive environment among coworkers and the team
• Demonstrate flexibility and cooperation in resolving issues and concerns
• Maintain Museum facilities according to specific standards, addressing unique structural requirements
• Conduct daily inspections of Museum facility and frequent inspections of Museum grounds, identifying and resolving hazards promptly and taking corrective actions as required
• Respond to work requests and identified deficiencies from other departments promptly
• Operate and troubleshoot automated control systems, alarms, lighting, and water feature systems
• Develop and implement plans for maintenance, repair, and annual upkeep
• Manage detailed property inventory and maintenance records, establishing effective maintenance and cleaning
schedules
• Create and enforce policies and procedures to ensure building and equipment safety, operation, and appearance
• Oversee the annual department budget, maintaining records of expenditures, repairs, and maintenance, and carefully monitoring team expenditures. Regularly track and monitor utilities consumption to detect potential problems and prevent budget deficits
• Prepare one-, five-, and ten-year facility plans to guide annual and capital budgeting
• Set goals for planning and prioritizing large-scale maintenance and repair efforts
• Maintain organized vendor, invoice and certificate of insurance records
• Collaborate with the Director of Finance & Operations, Chief Curator, and Visitor Experience Manager to plan for
emergencies through risk management
• Ensure compliance with city, state, federal, OSHA, and environmental regulations
• Be knowledgeable about security and fire alarm systems and serve as backup to Visitor Experience as needed
• Remain on-call and respond to after-hours alarm activations either through remote intervention via the internet or in person, as necessary
• Adhere to policies and procedures outlined in the Employee Handbook
• Perform additional department-related duties as assigned
• Ensure all Museum visitors have a positive experience while interfacing with the public
• Maintain current knowledge of Museum activities, services, and layout to assist visitors effectively

Minimum Qualifications
• Undergraduate degree in a related field such as Business Administration or Engineering
• 10 years managing a complex building environment
• Must pass an extensive background and credit check.
• Experience with operating and troubleshooting automated building control systems
• Experience managing internal construction projects or overseeing multiple vendors on a project
• 5 years of demonstrated experience in staff supervision and facilities management, including mechanical, custodial, and groundskeeping teams
• Sound judgment for decision-making between repair and replacement options, and evaluating competitive bids for major work items
• Effective verbal and written communication skills
• Strong organizational, interpersonal, and problem-solving abilities, with attention to detail
• Ability to prioritize tasks and responsibilities without direct supervision

Physical Qualifications
Mobility:
• Ability to perform physical tasks involving standing, walking, sitting, stooping, kneeling, bending, twisting, and other related activities.
• Endurance to perform various tasks throughout the day, involving multiple body movements and extended periods of mobility or stationary tasks
Lifting:
• Ability to reach for, move, and/or lift to 50 pounds
Body Movements:
• Reaching chest high and overhead for materials
• Use of hands to finger, handle, or feel objects, tools, or controls
Equipment Handling:
• Ability to climb ladders and operate facility systems and equipment
• Handling and operating tools required for maintenance and repair task

Preferred Qualifications
• Proficiency with automated equipment and maintenance tracking tools like WorxHub.
• Capability to troubleshoot equipment failures and conduct basic repairs.
• Strong computer skills encompassing Microsoft Office, Google Suite, and proficiency in general mathematics.
• Background in strategic planning and budget management.
• Exceptional analytical skills for data interpretation and decision-making.
• Demonstrated ability in project management, handling multiple projects concurrently.

Compensation
Minimum Salary: $85,000
